Asbestos Surveys
Antec are able to carry out Management and Refurbishment/ Demolition Asbestos Surveys. We have a team of fully trained BOHS P402 trained surveyors along with over 19 years experience in the asbestos and surveying fields.
On completion of an asbestos survey you will be provided with a full report including an asbestos register, photographs and sample reports should any suspect materials be analysed. This report will highlight any areas where asbestos has been found and also provide you with recommendations on how to manage the materials.
Should you require a survey or wish to discuss your requirements further then please do not hesitate to contact us.
What is an Asbestos Survey?
The Control of Asbestos Regulations (CAR) 2006, regulation 4, bought into force a duty to manage asbestos in non-domestic premises. All non-domestic premises are legally required to have an asbestos survey carried out. However, Asbestos Surveys can also be carried out on domestic premises.
An asbestos survey is conducted in order to help you manage asbestos in your property. It will identify where any asbestos containing materials are located so that they can be managed or removed prior to any refurbishment/ demolition works being carried out. An Asbestos Survey highlights the exact areas, quantities and type of asbestos containing materials that are present.
What Type of Survey do I need?
Legislation changed in 2010 with the HSE Publication HSG264, Asbestos: The Surveyors Guide being released. There are now two main types of Asbestos Surveys which supersede the former Type 1, Type 2 and Type 3 Surveys:
Asbestos Management Survey:
This is a standard type of survey which can help you comply with the law. The purpose of this survey is to locate the presence and extent of any suspected asbestos containing materials (ACM's) within the property as far as reasonably practical. Any suspect ACM's may either be sampled or presumed.
A management Asbestos Survey should be sufficient for normal day to day occupancy within the building. It is used to ensure any ACM's remain in good condition and are not disturbed.
However, should you plan to carry out any works on the property then a full Refurbishment/ Demolition Asbestos Survey will be required prior to the works commencing.
Asbestos Refurbishment/ Demolition Survey:
This survey type is fully intrusive and is required prior to any type of refurbishment/ demolition work being carried out that will damage the fabric of the building.
The survey will locate and identify, as far as reasonably practical, all ACM's within the building. It uses more destructive methods in order to access all areas of the building. If works are only to be carried out in certain areas of the building then it is possible to only have these surveyed to this level within a Management Asbestos Survey being carried out on the remainder. Should the whole building be subject to refurbishment or demolishment works then this survey type would be required for all areas.
